Breaking Down, Building Up

Paggi HouseIt’s not exactly the same as blowing up the Sands hotel, but there is a fairly significant destruction event occuring in Austin today. Right about now, in fact. The Wendy’s on S. Lamar is already gone, and the office buildings next door are about to be demolished today. Both buildings are being cleared to make way for a mixed use condo and retail development just south of Riverside.

The project is notable for a few reasons, mostly related to the rapid transformation of S. Lamar between the river and Barton Springs. Between this and the pending Binswanger development across the street, the emphasis on S. Lamar will have shifted from fast food and auto repair to condos and retail within a year. Whether you love it or hate it, that’s a pretty remarkable change, especially since it’s being conducted within existing zoning.

This also gives everyone the opportunity to watch a huge claw tear down an office building, which is fun for mechanical enthusiasts and anti-establishment types alike.

    What’s going to be developed at Binswanger?

    Current plans are to build apartments on the Binswanger site. The development will incorporate the de rigueur mixed-use on the ground floor, with four additional floors containing 130 or so units. This is being developed by the same guys who are putting about 160 apartments behind the old Goodwill facade.
